ABS Partners Real Estate Inks 36,088 SF of New Leases at Chelsea Arts Centre

Prominent Fashion and Art Gallery Property Housing Stella McCartney, Gabriela Hearst and Isabel Marant Continues to Attract Creative Tenants

ABS Partners Real Estate, a leading New York City-based real estate firm, today announced 36,088 square feet in new leases at the Chelsea Arts Building an 11-story, 125,000-square-foot property located at 210 Eleventh Avenue between West 24th and West 25th streets in Chelsea. Occupied primarily by prominent fashion brands and art galleries, the boutique office property continues to attract high-profile creative tenants. The announcement was made by Gregg Schenker, president and co-managing partner, ABS Partners Real Estate.

“Internationally renowned fashion labels continue moving to 210 Eleventh Ave, and tend to expand their presence over time, reflecting the quality of the building, neighborhood and atmosphere we've curated,” said Audrey Novoa, senior managing director of ABS Partners Real Estate. “There is a distinctively artsy aesthetic and many of the spaces are flooded with natural light, which, combined with renovated common areas and ABS’s hands-on management style, makes this location attractive to a wide array of tenants.”

Ms. Novoa, who is no stranger to high-profile deals and has decades of experience working with an extremely versatile tenant roster, recently closed a wide range of transactions at 210 11th Avenue.

Isabel Marant, a French fashion designer known for her bohemian aesthetic and vehemently coveted creations, signed a 10-year, 4,070-square-foot lease for her first New York City showroom, which will be located on the ground floor of the building and features a private entrance on 25th Street, large windows, polished concrete floors and a commanding street-level presence. Embodying a casual, carefully tousled look, her clothes are worn by some of the world's most fashionable stars, including Kate Moss, Sienna Miller and Kate Bosworth. Ms. Novoa, Jakob Pedersen and Mr. Schenker of ABS Partners represented the landlord, while Paige Engeldrum of Cushman and Wakefield acted on behalf of the tenant.

“We are thrilled that Isabel Marant has chosen to establish her very first New York City showroom at 210 Eleventh Avenue,” said Mr. Pedersen. “It is a true testament to the prominence of the neighborhood and among the creative community, as well as the quality of our building and excellent management team.”

In addition, Gabriela Hearst renewed her lease for another three years and expanded her footprint by an additional 1,395 square feet, bringing her total presence in the building to 7,180 square feet. The New York-based women’s ready-to-wear and accessories designer expanded and created a larger space on the third floor, which will allow her to continue to grow and thrive at 210 Eleventh. Ms. Novoa, Mr. Pedersen and Mr. Schenker represented both the tenant and the ownership.

Chic fashion brand Jay Godfrey inked a 3,740-square-foot lease at the property for over five years. Founded by New York-based designer Jay Godfrey, the eponymous collection of sleek, sexy and sophisticated collection of dresses and separates celebrate the female figure. Godfrey’s goal as a designer is to meld the classic tailoring techniques of Saville Row with modern silhouettes and luxurious fabrics. Ms. Novoa, Mr. Pedersen and Mr. Schenker represented both the tenant and the ownership.

Another three deals arranged by the trio of Ms. Novoa, Mr. Pedersen and Mr. Schenker, include ADEAM, a Tokyo based fashion brand, which renewed its 5,695-square-foot lease on the ninth floor for another three years; London-based RainbowWave NYC, LTD, a multi-brand wholesale showroom, that expanded its presence in the building by 5,913 square feet and now occupies an impressive 8,929-square-foot showroom on the sixth floor; and Mr. and Mrs. Italy, an Italian clothier known for its bold jackets, which signed a lease for 2,874 square feet on the sixth floor.

Finally, popular fashion house Michael Stars signed a new 3,600-square-foot least on the seventh floor. Michael Stars offers an elevated assortment of men's and women's clothing, which includes perfectly constructed basics, sweaters, dresses, bottoms, sportswear and accessories.

Fashion firms, especially those run by prominent female designers, have been flocking to 210 Eleventh Avenue over the last decade. This really started to ramp up when Stella McCartney signed a 3,000-square-foot lease at the building and then expanded her footprint by another 5,700 square feet. McCartney’s firm has served as a catalyst for other brands like Public Clothing and Citizens of Humanity to take space at the Chelsea Arts Centre.
