Phase 2 of the Coolidge at Sudbury, a 55+ community offering affordable rental units for seniors and older adults, is now accepting lottery applications.
The Coolidge at Sudbury has been developed by B’nai B’rith Housing, a nonprofit developer whose mission is to ease the housing crisis in the greater Boston area. Peabody Properties, a full-service real estate and property management firm, is overseeing the leasing process of the community.
Phase 2 of the Coolidge at Sudbury is a new senior housing development for those ages 55 and older. It includes 56 apartment units with elevators, both garage and surface parking, and is located adjacent to Phase 1 at 187 Boston Post Road(Route 20) in Sudbury. The one-bedroom, one-bathroom rental apartments are approximately 675 square feet, and similar to Phase 1, the new building includes common spaces and amenities such as a meeting room, library, and fitness center, as well as offices for a property manager and on-site resident service coordinator, to which all residents will have access. The Coolidge at Sudbury 2 is moderate-income housing for seniors, where income guidelines apply.
Prior to Phase 1 of the Coolidge at Sudbury, senior housing, and particularly affordable senior housing, was in short supply in and around Sudbury, yet over 25% of Sudbury households have at least one member who is over 60 years old. Notably, over one-quarter of these households are individuals living alone. Of Lincoln-Sudbury seniors, 30% of households over 65 years earn less than $50,000 per year (2000 U.S. Census, localized data set). The town of Sudbury will receive annual real estate taxes from the Coolidge at Sudbury.
